Chingford Station Staff Accommodation

Cleshar undertook design and build upgrade works, involving the demolition of an old staff building and construction of a new Train Crew Accommodation Building and associated facilities at Chingford Station.

 

This provided office and welfare facilities for over 100 staff, with 45 staff able to use the facility at any one time. 

 
Scope of the works
  • Removal of the Existing Modular Accommodation Building

  • Provision and installation of a new 15no. Unit Modular Staff Accommodation Building.

  • Internal fit out of Showers and WCs, Kitchen and Mess Areas, Offices and Booking on Areas, Storage and Cleaners Store incl. all fixtures, fittings, and equipment.

  • Building Facilities – Mechanical & Electrical, Fire Alarm, Comms, PA System, CCTV.

  • New Statutory Services - Mains Supply, Water Mains Supply, Foul Water Sewer Connection.

  • Construct Pad Foundations for new Modular Staff Accommodation Building.

  • LOC Cabinet Enclosure & Platform Palisade Fencing.

  • Cable Ducts & Pits System for Electrical & Comms Services.

  • Foul & Surface Water Drainage Systems.

  • Hardstanding Area incl. Soakaway Drainage System.

  • Street Furniture – Smoking Shelter, Cycle Shelter, Security Bollards, Motorcycle Railings, ARMCO Barriers.

  • Construct Stair and Ramp Access to new Modular Staff Accommodation Building.

  • Construct Slabs for maintenance areas, walkways etc.

  • Re-tarmac existing front carpark area and form new Roadway.

Innovation

The client, London Overground (LO) required the building to be designed and built within a quick timeframe, as the existing facility was life expired, and the TOC’s train staff numbers were increasing.

 

LO looked to Cleshar to provide innovative measures to reach the project goal. The following innovations were implemented to achieve this:

  • Modular construction, to gain benefit of fast offsite production, undertaken in parallel to on-site civils works

  • Early engagement of scheme designers and modular building supplier, prior to finalisation of the full project scope

  • Undertaking intrusive surveys early, whilst the TOC still occupied the site.

  • Programming critical signalling and telecoms asset enabling works in parallel with the detailed design

  • Encouraging ‘flat management’ by all parties LO/TOC/Cleshar to allow quick and effective decision making

  • Early design/installation of new statutory utilities, including new electrical power and water supplies and drainage

 
Benefits / Project Outcome
  • Early and continual engagement with the Client/End User was key to establishing a successful Exit Strategy and Handover of the new building facilities.

  • Upon completion of the main site works LO/ARL along with their Facility Managers were invited to a walkout to familiarise themselves with the new facilities, with feedback from the Driver’s Union and H&S Reps being incredibly
